1. Acceptance of Terms

By visiting, browsing, or posting listing data on BM Properties, you agree to comply with and be bound by these legal terms of service. If you do not accept these provisions, you must immediately halt navigation of our listings directory.

2. Zero Brokerage Directory Disclaimer

BM Properties functions strictly as a public real estate listing search board and owner network directory. We do not act as agents, brokers, mediators, or transaction closing consultants. We never levy commissions, booking fees, or site-view brokerage fees. Any business engagement, pricing negotiations, and payment settlement happens directly between the listing owner and the candidate prospect.

3. Direct Negotiation & WhatsApp Protocols

Prospective buyers understand that establishing a contact via our WhatsApp or phone call nodes routes communication directly to the individual landlord or structural owner. Users must utilize proper diligence, security inspections, and verify original registrations/identification items on their own before transferring initial down payments.

4. Property Postings & Authenticity Rules

Landlords and sellers submitting houses, villas, or layouts for showcase represent and warrant that all measurements, BHK numbers, photographs, pricing, and structural permissions are true, correct, and current. You recognize that we reserve the ultimate authority to remove any records found to contain misleading pricing, incorrect graphics, or spam coordinates.

5. UP RERA & Regulatory Code Compliance

All listed properties, developers, and individuals navigating this platform must independently conform with the provisions of the Real Estate (Regulation and Development) Act, 2016 (RERA Rules, Govt of Uttar Pradesh) where applicable. BM Properties is not responsible for auditing, certifying, or representing land legal status or judicial disputes.

6. Limitation of Liability & Governing Law

BM Properties and its founders shall not be liable for any direct, indirect, incidental, or structural loss or damage arising out of incorrect valuations, site search decisions, or transaction negotiations. All disputes fall under the exclusive original jurisdiction of courts sitting in Agra, Uttar Pradesh, India.
