2. CHECK ADA OR GRAM PANCHAYAT APPROVAL
In Agra, plots should ideally be approved by the Agra Development Authority (ADA) for urban areas, or by the Gram Panchayat for areas on the city's outskirts. Unapproved plots may face demolition risk or difficulty getting construction permissions later. Always ask for the approval certificate.
